THE CAMP AT BARNEY POINT...the perfect place for family vacations or multi-generational retreats! Outstanding 2,700 sf Lakefront “Adirondack Great Camp”, available seasonally. THE CAMP, or lake house, is an air conditioned and heated architectural “wow”, reflecting a careful, modern renovation while maintaining its historic, 1920s "fishing camp" character - cedar railings, wainscoting, original floors, a brick fireplace and chimney, and soaring ceilings. THE CAMP is located at Barney Point on Colchester Point Road, Colchester, VT, on the broad portion of Lake Champlain, with spectacular views to south and west, lake breezes, an extensive and beautifully landscaped yard for outdoor activities and dining, and picture-perfect sunsets.
The property offers almost an acre of manicured lawns, stone walkways, and great landscaping, with two hundred feet of cliff-top lake frontage and panoramic views. Kids and adults alike will enjoy the huge, green lawn for croquet, volleyball, ping pong, softball, tag or other games. Sit, read, and relax. Lay in a hammock. Sit back in a comfortable Adirondack chair at the cliff's edge and watch the fun of the season on the water in front of you. What you’ll notice about THE CAMP is that it offers plenty of space for family time, inside and out of doors. Walk the meandering path through the woods to the association beach—great for kayaking, swimming, and gatherings. The lake access here offers clean, shallow water and a sandy bottom—great for kids. Use THE CAMP's rowboat, guest boat mooring, anchored swim platform off the point, 4 kayaks, or 2 paddle boards. We offer up a lot of fun in the water for our guests! Paddling along the shore offers an idyllic way to spend an afternoon or evening. Or walk, run or bike the Island Line Trail, a 5-mile scenic wonder, offering access points adjacent to THE CAMP. This continues north to South Hero, VT when the bike ferry is running, or south to Burlington, another 7.5 miles of scenic beauty! This is one of the top-rated scenic biking destinations in the U.S.! Wonderful Airport Park is just down the road, offering a playground, tennis, pickleball, basketball and running trails.
The main floor gathering areas - with soaring 23' ceilings - offer ample seating for lounging, dining, conversation and games. There is a large, wooden dining table with seating for 10-12. In addition, there is "living" seating for about 20 more - in three separate "living spaces" - all on the main floor. Views from every room, with the screened and outdoor porches and decks offering a private - yet close - extension of the gatherings inside. Ample off-road parking is offered, as is a great deal of privacy. Warm up in front of the wood stove - framed by THE CAMP’s original brick chimney - on those cooler evenings.

THE CAMP sleeps 14 - a king bed in the amazing 2nd floor master with its own private bath, outdoor deck, and Adirondack views; 2 twins in the 2nd floor bedroom at the top of the stairs with east views to the beach; 4 twins and a double in the 2nd floor "bunkroom"; a king in the 1st floor den (adjacent to an additional bath); and 2 twins in the main living area that by day form a seating/lounging area for games and reading. All bedrooms offer abundant light, cathedral ceilings, skylights, ceiling fans and 400-600 thread count cotton or flannel bedding with comfortable blankets and comforters. A full W&D is offered on the 2nd floor. THE CAMP has 2 bathrooms - one on each floor - each with shower. The master bedroom’s bathroom also offers a vintage soaking tub overlooking the lake.
THE CAMP offers an amazing kitchen with refrigerator, dishwasher, pantry, gas stove, microwave, a well-stocked pantry, and utensils/dishes and wine glasses for the largest of gatherings, as well as Silestone bar/seating for 8 in a u-shape - all with views to the living and dining areas, the porches and decks, and the lake beyond. A side deck, a front porch, and a front screened porch add to the seating and dining options. Step out of THE CAMP onto almost an acre of immaculate lawn with plenty of Adirondack chairs and places to play; bluestone walkways, a breakfast patio, and an outdoor shower; beautiful grasses, gardens, towering cedars, majestic maples, and picture-perfect lake views; gas grills and an outdoor dining table with plentiful seating for 12+, lakeside; a hammock for lounging; both "horse" and wooden swings for the kids; a swinging "love seat" bench; and a meandering path to the beach and the United States' 6th Great Lake - Lake Champlain.

There are multiple boat launch locations within close proximity to THE CAMP. Our property also includes a swim platform and a guest boat mooring.
The two closest boat launch locations are at the Mallets Bay Fish & Wildlife Access (gas, store, larger area, within Mallets Bay) and the Colchester Point Fishing Access Area (no facilities, shallow water, closer to THE CAMP).
You and your family will return again and again to THE CAMP AT BARNEY POINT. It is truly unique and feels "miles away" this close to metropolitan Burlington, Vermont's largest city.
